Rates

1. How rates are calculated

Rates are tailored to each reservation and may vary throughout the year.

2. Factors that influence the price

  • Season of the stay.
  • Days of the week: weekends are usually more expensive.
  • International, national and regional public holidays, as well as long weekends they create.
  • Length of stay: discounts may apply for weeks, full months or number of nights.
  • Total number of guests: base nightly rate for 12 people; from the 13th guest there is a surcharge per extra guest.
  • Pets, if requested.
  • Additional services you wish to book.
  • Cleaning service: fixed fee regardless of guest count, as the whole house is rented.

Cancellation policy

1. 24-hour free cancellation

All standard policies include a 24-hour free cancellation period from the time of booking.

2. Stays shorter than 28 nights (Semi-strict)

  • Cancel up to 30 days before arrival: full refund, taxes included.
  • Cancel between 7 and 30 days before arrival, after the 24-hour period: 50% refund with taxes included; we charge 50% of all nights.
  • Cancel less than 7 days before arrival: refund of prorated taxes; we charge 100% of all nights.

3. Stays of 28 nights or more (Strict)

  • Full refund if canceled within 48 hours of booking and at least 28 days before arrival.
  • Cancel 7 or more days before arrival, after the 24-hour period: 50% refund with taxes included; we charge 50% of all nights.
  • Cancel less than 7 days before arrival: refund of prorated taxes; we charge 100% of all nights.
  • After the full-refund window, the first 30 days of the stay are non-refundable.
